Maui August Statistics
Island wide, the median price of a single family home in August exceeded $700,000 for the fifth time this year.  At $702,000, the median price was up 11.2% year-to-date versus last year at $631,570.   Sales moved up 2.8% with 743 homes sold year-to-date versus 723 in 2016.  There are currently 518 single family homes on the market at this time versus 790 last month and 261 homes currently in escrow.    

The median year-to-date price of a condominium on Maui was approximately 4.9% higher at $450,000 versus $429,000 last year.  Sales year-to-date for Maui condominiums are up 5% with 925 closed transactions year-to-date versus 881 last year.  The activity has dropped a bit since July.  There are 639 condos on the market versus the 377 in July and 292 condos currently in escrow.  

The Median sales price for vacant land through August of this year is down 19.6% at $357,650 versus $445,000 last year.  This is an improvement from the July numbers as more sales work to balance the median.  Last year at this time there were 7 lot sales that exceeded $1.5M versus only 3 this year.  Total sales of vacant land has increased 54.1% with 151 sales year-to-date versus 98 sales last year for the same period.  There are 326 vacant lots on the market with 48 in escrow.
