Kaanapali Real Estate Statistics November 2017

Single Family Homes

The average price of a single family home in Kaanapali is up 6.7 percent through November 2017 versus the same period in 2016.  The average home price now stands at $1,988,202 versus $1,862,529 in 2016.  The median price also increased from $1650,000 to $1,750,000 a 6.1 percent increase year-to-date.

The number of New Listings for Single Family Homes going on the market in Kaanapali has increased 4.1 percent with 51 single family homes going active through November 2017.  Pending Sales have gone down -4.5 percent and Closed Sales are up by 5.0 percent year-to-date, with 21 closed transactions through November 2017 versus 20 last year at this time.  

Days on Market increased 35.3 percent for 2017 versus 2016.  Currently, the days on market is at 234 days or 7.8 months.  As of November, there were 34 homes on the market which equates to 15.6 months supply based upon the current activity levels.

The average sales price of a condominium in Kaanapali is down -0.9 percent and the median sales price is also down -5.2 percent year-to-date.  The average sales price is $1,109,042 and the median sale price is $825,000.  Year-to-date, new listings have declined -30.6 percent, pending sales have declined -2.9 percent and closed sales have dropped -14.6 percent.  Through November 2016, there were 137 closed sales; as of November 2017, there have been 117 closed sales.

Days on Market has declined -12.2 percent year-to-date from 189 to 166 days or 5.5 months.  As of November, there were 90 condos on the market in Kaanapali which equates to 7.9 months supply based upon the current activity levels.

Vacant Land Sales in Kaanapali have dropped -18.8 percent year-to-date.  There were 13 land transactions in 2017 representing $8,568,000 in dollar volume versus 16 transactions in 2016 totaling $10,851,625 in dollar volume.  Total Dollar Volume declined -21.0 percent.

The Average Sales Price for vacant land in Kaanapali declined -2.8 percent year-to-date to $659,077 versus $678,227 in 2016.  The median sale price declined -24.8 percent from $717,625 in 2016 to $540,000 in 2017.
