Kihei Real Estate Statistics November 2017

Single Family Homes

The average price of a single family home in Kihei is up 11.2 percent through November 2017 versus the same period in 2016.  The average home price now stands at $933,320 versus $839,578.  The median price also rose from $625,000 to $707,000 a 13.1 percent increase year-to-date.

The number of New Listings for Single Family Homes going on the market in Kihei has gone up 22.5 percent year-to-date with 245 single family homes going active versus 200 last year for the same period.  Pending Sales have gone up 13.9 percent and Closed Sales are are also up by 6.3 percent year-to-date, with 169 closed transactions through November 2017 versus 159 last year at this time.  

Days on Market dropped -12.1 percent for 2017 versus 2016.  Currently, the days on market is at 123 days or 4.1 months.  As of November, there were 66 homes on the market which equates to 4.1 months supply based upon the current activity levels.

The average sales price of a condominium in Kihei is up 9.0 percent and the median sales price is up by 10.3 percent year-to-date.  The average sales price is $464,144 and the median price is $375,000.  Year-to-date, new listings have declined -12.1 percent, pending sales have increased by 13.4 percent and closed sales have increased 15.7 percent.  Through November 2016, there were 445 closed sales; as of November 2017, there have been 515 closed sales.

Days on Market has dropped -8.5 percent year-to-date from 153 to 140 days or 4.6 months.  As of November, there were 160 condos on the market which equates to 3.3 months supply based upon the current activity levels.

Vacant Land Sales in Kihei are down 33.3 percent year-to-date.  There were 8 land transactions in 2017 representing $4,829,000 in dollar volume versus 12 transactions in 2016 totaling $8,102,000 in dollar volume.  Total Dollar Volume declined -40.4 percent.

The Average Sales Price for vacant land in Kihei declined 10.6 percent year-to-date to $603,625 versus $675,167 in 2016.  The median sale price increased 4.1 percent from $454,750 in 2016 to $473,500 in 2017.
