Single Family Homes

The sale of single family homes on West Maui are going very well through April with the average sales price up by 32.8 percent.  The average price year-to-date through April in Lahaina for single family homes was $1,960,400 versus $1,476,575 last year for the same period.  

Although pending sales are down by -16.0 percent, closed sales are up by 50.0 percent wtih 156 closed transactions through April of this year versus 105 for the same period last year.

Days on market until sale increased by 47.6 percent with it taking on average 156 days to sell a home in Lahaina vesus 105 days last year.  The inventory of homes for sale drpped by -29.2 percent with 34 homes on the market.  The months supply of inventory dropped by -38.7 percent to 5.7 months versus 9.3 months at the end of April 2017.


Both the average and median sales prices of Lahaina condominiums have dropped year-to-date through April.  The median sales price dropped by -1.6 percent to $475,000 and the average sales price drop by -5.3 percent to $518,049.

New listings going on market increased 22.6 percent through April of this year and pending sales dropped -12.1 percent.

Closed sales dropped by -30.0 percent wit 21 closed sales through April 2018 versus 30 last year for the same time period. Days on market until sale dropped -20.2 percent with the average Lahaina condominium taking 83 days to sell.

The inventory of condominiums for sale has dropped by -23.8 percent to 16.  The months supply of inventory dropped by -30.6 percent to 2.5 months.
