Wailuku Real Estate Statistics November 2017

Single Family Homes

The average price of a single family home in Wailuku is up 9.5 percent through November 2017 versus the same period in 2016.  The average home price now stands at $645,446 versus $589,574.  The median price also rose from $617,125 to $559,000 a 10.4 percent increase year-to-date.

The number of New Listings for Single Family Homes going on the market in Wailuku has gone up 33.8 percent year-to-date with 293 single family homes going active versus 219 last year for the same period.  Pending sales have gone up 23.9 percent.  Closed sales are are also up by 9.0 percent year-to-date, with 193 closed transactions through November 2017 versus 177 last year at this time.  

Days on Market dropped -14.7 percent for 2017 versus 2016.  Currently, the days on market is at 122 days or 4.0 months.  As of November, there were 59 homes on the market which equates to 3.0 months supply based upon the current activity levels.

Condominiums

The average sales price of a condominium in Wailuku is down -4.9 percent, but the median is up by 2.6 percent year-to-date.  The average sales price is $372,952 and the median price is $375,000.  Year-to-date, new listings have increased 6.3 percent, pending sales have also increased by 10.4 percent and closed sales have declined -8.2 percent.  Through November 2016, there were 122 closed sales; as of November 2017, there have been 112 closed sales.

Days on Market has dropped -20.3 percent year-to-date from 172 to 137 days or 4.6 months.  As of November, there were 26 condos on the market which equates to 2.0 months supply based upon the current activity levels.

Vacant Land Sales in Wailuku are up 75.0 percent year-to-date.  There were 28 land transactions in 2017 representing $10,556,574 in dollar volume versus 16 transactions in 2016 totaling $4,676,500 in dollar volume.  Total Dollar Volume increased 125.7 percent.

The Average Sales Price for vacant land in Wailuku increased 29.0 percent year-to-date to $377,021 versus $292,291 in 2016.  The median also increased 10.3 percent from $292,500 in 2016 to $322,500 in 2017.
