Closed Sales of single family homes in Wailuku were up 22.8 percent in 2018. There were 264 closed sales last year versus 215 in 2017. New Listings dropped -3.6 percent and Pending Sales rose 2.1 percent. The Inventory of Homes for Sale dropped -10.6 percent with 59 active home listings on the market at year-end. The Months Supply of Inventory dropped -12.1 percent to 2.9 months.
The Average Sales Price of a home in Wailuku at year end was $659,653, a 1.7 percent increase over the previous year. The Median Sales Price rose 6.6 percent to $658,425.
Condominium sales rose 26.3 percent last year with 168 closed sales. New Listings dropped -10.4 percent and Pending Sales were up at year-end by 4.7 percent. The Inventory of Condominiums for Sale dropped -72.4 percent to just 8 active listings at year-end. The Months Supply of Inventory was 0.6 months, a -73.9 percent decline from 2017.
The Average Sales Price of a condominium in Wailuku in 2018 was up 5.5 percent at $402,194. The Median Sales price was up 8.0 percent at $439,375.
